Private Landord Database coming in 2027

Private Landord Database coming in 2027

The government announced on 9 September 2026 that it will start rolling out the PRS Database of landlords and privately rented properties in England, on a region-by-region basis on 15 December 2026.

The roll-out of the new landlord register will start with the West Midlands, where landlords will have until 14 March 2027 to register their rental properties. By 14 November 2027, all rental properties in scope in England will need to have been registered.

It will cost £65 for landlords to register each property on the PRS Database, and they will need to renew their registrations each year and pay the £65 fee each renewal.

Although it is referred to as the Private Rented Sector Database in Chapter 3 of Part 2 of the Renters’ Rights Act, the name of the Database has been changed to the “Register your rental property” service. Once registration becomes compulsory in a region, landlords will need an active Landlord Registration Number and a Property Registration Number for each property they let, and will need to keep the entries up to date.

The rules that stop a property being marketed or advertised without registration numbers will come later, under further legislation, once the regional roll-out is complete. If landlords fail to do so, local councils will be able to issue a civil penalty of up to £7,000 for a single breach. The civil penalty can increase to £40,000 where a landlord gives the Database false or misleading information, or for a continuing breach of the obligation not to let a property without active entries for both the landlord and the property.

We are in the midst of ensuring we can help landlords to register for the service and remain compliant. Feel free to contact us to see if we can be of assistance.

Dates to register

The government is rolling out the PRS Database in stages, following the nine “ITL1” regions of England. Each region has a separate deadline by which time landlords must have registered their rental properties that are currently let or will become let during the rollout period. The registration of unoccupied rental properties will follow at a later date.

The map above shows the deadlines for landlords to register rental properties in England, ranging from 14 March to 14 November 2027.

The Government’s intention is that in the future, the landlord and any letting agent will need to ensure the unique landlord and property identifiers are included on adverts. However, this will require additional secondary legislation to bring into force, and so for the time being, a property only needs to be registered at the point at which a tenant occupies the property.

The deadlines are based on the location of the property, and not where the landlord lives. Landlords can choose to register properties earlier than the deadline for their region.
